Radon system activation in Doylestown

Typically, when a new house is built the builder will install a pipe from the basement up through the attic.  In this case the builder installed the pipe but did not install any electric service in the attic and installed the pipe into an unsealed sump pit.  So, while most system activations are pretty quick and straight forward this one took a little extra time to install electric service for the fan in the attic and add a domed sump pit cover to properly seal the extraction point.

Sean just bought this house, and it had elevated levels of radon when a radon test was done during inspections.  In addition to the mitigation system the perimeter of the basement had to sealed.  The house has a floating slab which means there is a gap between the basement floor and the foundation wall.  Areas like this can be a major avenue by which radon comes into the house so many times it is necessary to add sealant in order to the the radon levels as low as possible.

When Frank called in to get a quote to add a fan to his existing radon vent pipe (system activation) we had to do some investigation before we could give an accurate quote.  Since the late 90's it has been typical for builders to install a radon vent pipe that starts in the basement and extends up through the attic to terminate above the roof.  Also not uncommon for houses that were built earlier in this era was that the builder did not provide any electric service in the attic that could be used to power the fan.  So in this case we add new electric service and a shut off so it will be easy to shut off power for any future work.  Now they are up and running!

Katie had us come out and activate her radon mitigation system after tests came back with elevated levels.  However, a few months later Katie noticed the levels started creeping back up so we worked with her to replace the first fan with something a little more powerful to keep those levels as low as possible.

Sean reached out because despite having lived in the house for over 20 years he has noticed a significant rise in the radon levels in the basement over the past few months.  He and his wife use the basement for working out, so he wanted to get a remediation system installed to minimize their exposure.  Other than having to basically climb into an evergreen tree to install a part of the exterior pipe it all went pretty smooth and lowered their radon levels to a very low level.

Ruth reached out to have us come out to talk about a remediation system.  A couple weeks ago she decided to buy an Air Things radon monitor.  The levels on average were about 4 but her family spends a lot of time in the basement, and she wants to make the levels are as low as possible.  Luckily the house was built in 2005, so the builder had installed a 3-inch pvc pipe that is intended to be used for radon remediation.  Most houses built in the last 20 years have this installed pure the construction process.  The builder is supposed to leave at least 3-4 feet of the pipe accessible and vertical in the attic to install the fan.  In this case the system is almost completely concealed within the house.  The pipe was installed, and we located the upper portion in the attic.  The only issue was it was not vertical as is needed.  So, we will have to do a little alteration to the pipe in the attic to give us enough vertical space to install the fan.  This can generally be done with a little extra time.  For Ruth this will be much easier, cheaper and less invasive than installing a whole new system.
